The Maintenance Manager is responsible for ensuring the entire physical resort including furniture, fixtures and equipment are properly maintained and kept in like new condition. The manager is responsible for the appearance of the resort both inside and out including the building and the parking areas. The manager is responsible for keeping all guest areas of the resort, properly maintained and in a like new condition. The manager must also conform to an effective preventive maintenance program to ensure the extended life of all resort furniture, fixtures and equipment.
ESSENTIAL DUTIES AND RESPONSIBILITIES: This list of duties and responsibilities is not all inclusive and may be expanded to include other duties and responsibilities as management may deem necessary from time to time.
Make necessary repairs to any building component or attachment in a timely fashion.
Make necessary repairs to any interior component including but not limited to furniture, fixtures and equipment in a timely fashion.
Establish an organized preventive maintenance program for furniture, fixtures and equipment to prolong the life of each item.
Conduct daily inspections of all indoor and outdoor pool equipment to ensure proper chemical levels and water temperatures are maintained. Record all chemical and temperature tests in an organized pools log book.
Have ample pool backup equipment and supplies on hand or easily accessible to ensure minimal down time for pool amenities.
Conduct semi-annual preventive maintenance once-overs of each guest unit including but not limited to: painting, vinyl and carpet repairs, etc. Utilize prepared checklist and create file system and manual.
Conduct semi-annual cleaning of all carpeted areas and do spot cleaning and make touch-ups as necessary.
Make certain all external ways, terraces, landscape areas and parking lots are policed and tended to for trash and debris at least two times per day. Replace and secure parking stops as needed.
Make certain all landscaped and green space areas are mowed, manicured, weeded, and watered as warranted or as directed.
Schedule maintenance coverage daily to ensure all guest needs for room maintenance is tended to quickly and efficiently. Route and post written schedules as directed.
Make certain all locking devices and keying systems are in good working order throughout the resort. Ensure all precautionary security measures concerning locking devices and systems are taken. Assume role of on property expert in the servicing and maintenance of the VingCard Lock system. Provide extensive training to all maintenance personnel relative to VingCard.
Make certain all hazardous and combustible materials and chemicals are stored and secured as required by law. Assemble and keep current Hazardous Material Handling Manual and complete with all material safety data sheets.
Conduct daily inspections and assessments of indoor pool air quality and make adjustments as necessary.
Assign specific duties to all maintenance personnel and provide detailed checklists to ensure duties are being performed. Require checklists to be completed daily and returned to you after each shift is completed.
Continually monitor response time of personnel to maintenance requests and enforce timely attention to guest and guest impact needs.
Continue maintenance request slip program as established. Modify and improve as necessary.
Alert General Manager and the Director of Operations immediately to any maintenance or emergency situations that will require their intervention or input.
Take immediate action to assist the staff with the directing of guests during emergency situations.
Develop and provide to your personnel and to management a list of vendors with phone and emergency phone numbers to contact in an emergency situation in the event you are unreachable.
Provide ongoing maintenance to the entire fire alarm system including detectors to ensure its reliability. Keep accurate and detailed record log of all preventive measures taken.
Obtain written approvals for all major expenditures from the General Manager and the Director of Operations prior to placing orders. Emergency purchases are not subject to these conditions.
Effectively manage departmental payroll and expenses in accordance with annual budget.
Be resourceful and vigilant to resolving ongoing problems; ex. Plumbing – toilets, water slide landing pads, etc.
Conduct ongoing assessments of damaged or stolen property such as signs and repair and replace as needed.
